Titan Locators FAQs Nationwide Consumer Lead Data • Delivery

 1) What does Titan Locators do?


Titan Locators distributes consumer inquiry lead data generated from apartment locating / housing-interest web properties. We standardize and deliver lead files with clear specs, consistent formatting, and buyer-friendly documentation so teams can evaluate quickly and scale deliveries with less friction. 


2) What type of leads do you provide?


We provide apartment-intent / relocation-intent consumer leads (housing-interest inquiries). These records commonly include contact fields plus housing preferences like location, timeline, and budget signals when collected. 


3) Are these leads nationwide or Texas-only?


Lead Data originates principally from Texas-based apartment locating activities, and the delivered dataset may also include nationwide consumer inquiries that meet the same field structure and quality standards.


4) What fields are included in the lead file?


Field sets vary by product, but commonly include: name, phone, email, city/state/ZIP, housing preference fields (beds/baths, timing, price range, pets), qualification indicators (like income/budget signals where collected), timestamps, and internal identifiers where available.


Field completeness can vary—some records may contain blanks/nulls if the consumer didn’t enter a value or the site didn’t collect it. 


5) Do you provide a data dictionary / field definitions?


Yes. Titan Locators may create data dictionaries, field definitions, and aggregated/anonymized samples for evaluation and onboarding (without publishing direct contact fields in public samples).


6) What’s the difference between the sample PDF and the real delivery file?


The PDF preview may display reformatted tables and masked personal identifiers for evaluation. The actual delivery is a standard CSV file containing the full, unmasked data exactly as received and processed—one row per lead with column headers matching the field list.


7) How is the data delivered?


Lead Data is delivered via secure file transfer (encrypted link, secure portal, or SFTP) or encrypted email attachment. If encrypted email is used, the password is provided separately. 


Standard delivery is CSV (and XLSX may be available by request depending on the order).


9) How often can deliveries be sent?


Delivery cadence is defined by the order (one-time, scheduled, or recurring). For recurring deliveries/subscriptions, cancellation terms apply to future deliveries only as defined in the invoice/order form; fees already paid are not refundable. 


10) Do you offer shared or exclusive leads?


Titan Locators may distribute Lead Data under shared or exclusive delivery models, depending on commercial arrangements and availability.


11) Do you disclose the source websites publicly?


Not publicly. Source properties and sourcing identifiers are confidential and typically protected to reduce misuse. Source disclosure may occur under NDA for compliance verification or if required by law. 


12) Where do the leads come from?


Leads are generated from “Source Properties” (apartment locating and related housing-interest web properties / lead capture channels) operated by or sourced through an originating broker relationship. 


13) Do you have authorization to distribute the data?


Yes. Titan Locators’ distribution rights are supported by a written Consent & Authorization Disclosure dated January 5, 2026, authorizing Titan Locators to process, market, and distribute Lead Data to business customers under shared or exclusive models. 


14) Is this “opt-in” and does it include consent?


Records may include terms/consent acknowledgments (for example, an “I agree to terms” style field) depending on the site’s flow and what was collected. Some consent fields may be explicit toggles; others may be implied by the submission flow. (Official) Titan Locators Pilot…
Important: Titan Locators does not represent that every recipient has opted into every buyer’s intended outreach method; buyers must determine their lawful basis for contact methods they use. 


15) Is buying and using consumer lead data legal?


Titan Locators distributes Lead Data to business customers for lawful purposes, and buyers agree to comply with applicable privacy, data security, marketing, and outreach laws/rules. Buyers are responsible for determining whether and how they may lawfully contact individuals in the dataset.

16) Can we use autodialers, mass texting, or automated outreach?


Buyers may not use autodialers, text blasting, or similar automated systems unless they have an independent lawful basis or consent for those methods. Buyers must honor opt-outs and do-not-contact requests. 


17) Is this data a “consumer report” (FCRA)?


No. Lead Data is not a consumer report, and Titan Locators is not a consumer reporting agency. Buyers must not use Lead Data for eligibility decisions related to credit, insurance, employment, housing, or other regulated “consumer report” purposes. 


18) Do you support suppression lists and opt-out handling?


Yes. Where applicable and operationally feasible, Titan Locators can apply suppression/opt-out data to future deliveries, and the upstream origin can provide suppression files or opt-out lists upon request.


19) What is a suppression list (DNC / opt-out file)?


A suppression list (often called a Do Not Contact (DNC) or opt-out list) is a list of contacts that should not be contacted (or should be restricted by channel) based on opt-outs, revocations, internal policy, or compliance needs. Buyers must honor opt-outs and do-not-contact requests. 


20) Do you guarantee contact rates, conversions, or results?


No. Lead Data is sold as-is and Titan Locators makes no guarantees regarding outcomes, conversion, contact rates, recoveries, revenue, or suitability for a buyer’s intended use. 


Pilot, Acceptance, and Quality Terms (Important)

21) Do you offer a pilot?


Yes. The pilot package includes complimentary sample leads for evaluation.


22) What is the inspection / review window?


Buyers must review each delivery within:

  • 5 business days for the initial pilot delivery, and
     
  • 3 business days for subsequent deliveries.
    Failure to provide written notice within the review period constitutes irrevocable acceptance.
     

23) What counts as a “Delivery Defect”?


A Delivery Defect is defined as:

  1. a corrupted/unreadable file, or
     
  2. missing a required field expressly checked/agreed in the order/specs. (Official) Titan Locators Pilot…
     

24) What is the remedy for a confirmed defect?


If Titan Locators confirms a defect, the buyer’s sole remedy is replacement lead data of substantially similar type/quantity or correction/re-delivery of the affected portion. No refunds/credits/chargebacks/offsets/returns are permitted. 


25) How are duplicates defined and handled?


A “Duplicate Lead” means a lead matching a previously delivered lead within the prior 30 days (or within the same file) based on the same phone number or email address. Name-only matches do not count. 


If confirmed, the sole remedy is replacement leads equal to the confirmed duplicates—no refunds/credits/chargebacks for duplicates. 


Billing and Refund Policy

26) Do you offer refunds?


No. All sales are final. Because these are digital data products and value is transferred upon delivery/access, Titan Locators does not offer refunds, returns, or exchanges once data has been delivered (in whole or in part), access has been granted, or a pilot/subscription has begun.


27) Do you allow chargebacks?


No. Buyers agree not to initiate chargebacks or payment reversals for delivered data products or granted access. Billing questions must be raised directly with Titan Locators first. 


28) What if there’s a real delivery issue?


If a delivery is materially nonconforming to written, agreed-upon specifications, Titan Locators may correct/re-deliver the affected portion as the exclusive remedy (no refunds). The issue must be reported in writing within the applicable reporting window with evidence and the agreed specs.
