Compliance and Responsible Data Use

Titan Locators provides U.S.-based consumer-intent lead data under documented handling standards, clear delivery specifications, and controlled distribution. Our compliance posture is built around four principles: provenance you can trace, buyer qualification you can audit, permitted-use terms you can enforce, and suppression workflows you can operationalize.

Data provenance and sourcing model

Origin of apartment-intent leads. Titan Locators’ apartment-intent leads originate from partner-operated apartment locating web properties. Titan Locators receives these records through authorized upstream distribution relationships and distributes them under written commercial terms.


Controlled source disclosure. To protect partner properties and reduce fraud, scraping, and spam targeting, Titan Locators does not publicly list specific source domains. Source-level details may be shared during buyer qualification and/or under a confidentiality agreement when appropriate.


Buyer qualification and onboarding

Titan Locators qualifies buyers prior to providing samples, specifications, or recurring deliveries. Qualification may include some or all of the following:

Business verification. Buyers must demonstrate a legitimate business purpose, operating domain, and lawful use case aligned to the relevant product.


Use-case alignment. Titan Locators evaluates whether the buyer’s intended outreach and operational flow align with consumer intent and the product’s permitted-use scope.


Compliance readiness. Buyers may be asked to confirm their compliance posture, including opt-out handling, internal policies, and channel controls.


Channel and platform expectations. Buyers are responsible for compliance with laws and with any applicable carrier, platform, and marketplace policies related to email, SMS, voice, and advertising.


Permitted use standards

Titan Locators distributes Data Products under defined permitted-use terms. Buyers agree that:


Use is limited. Data may be used only for the documented, approved business purpose and within the scope of the governing order form or agreement.


No prohibited conduct. Buyers may not use data for unlawful discrimination, harassment, deception, predatory practices, or misuse of personal information.


No redistribution. Resale, re-brokering, sublicensing, or redistributing Titan Locators data is prohibited unless explicitly authorized in a signed written agreement.

Respect consumer intent. Data must be used in a manner consistent with the consumer’s original housing-related intent and the product’s stated purpose.


Compliance responsibility. Buyers are independently responsible for ensuring their outreach practices comply with applicable consumer protection, privacy, and marketing laws, and for implementing appropriate consent, opt-out, and suppression processes.


Distribution models

Titan Locators offers structured distribution models to support different operational needs:

Shared distribution. Lead records may be distributed to more than one qualified buyer.

Exclusive distribution. Lead records may be delivered to a single buyer per agreed parameters and availability. Exclusivity may be defined by geography, timeframe, filters, and/or product tier.


Availability. Exclusive inventory depends on geography, volume, timing, and product terms. Titan Locators will confirm availability and scope in writing.


Suppression, opt-out, and data requests

Titan Locators supports practical suppression workflows designed to reduce unwanted outreach and improve channel hygiene.


Suppression lists. Where applicable, buyer-provided suppression lists can be applied to future deliveries to reduce re-contacting individuals who have opted out or who a buyer cannot contact for compliance reasons.


Opt-out pathway. Titan Locators maintains a contact pathway for opt-out and suppression requests. Where feasible and product-appropriate, Titan Locators coordinates suppression updates for future distribution.


Operational scope. Suppression applies prospectively to future deliveries where technically and contractually feasible. Buyers remain responsible for honoring opt-out requests they receive directly through their own outreach.


Data security and access controls

Titan Locators uses controlled access and standardized delivery practices designed for business-to-business data handling:


Controlled access. Samples and detailed specifications are provided after buyer qualification. Access may be gated through a secure delivery method appropriate to the engagement.


Standardized delivery. Deliveries follow consistent formats, field definitions, and documentation to support clean ingestion and auditability.


Operational governance. Titan Locators maintains intake, documentation, and delivery controls through established operational workflows.

Buyer security obligations. Buyers are responsible for implementing reasonable safeguards to protect data received from Titan Locators, including access controls, secure storage, and appropriate handling by authorized personnel only.


Operational roles and accountability

Client-facing broker and partnerships. Benjamin LaRocca serves as the client-facing data broker and primary point of contact for sales, partnerships, and buyer qualification.

Operations and fulfillment systems. Jennifer LaRocca manages website operations, documentation, fulfillment workflows, and marketing/operational systems that support delivery governance.
